Eviction is not personal.
It's strictly BUSINESS.

If your Tenant is not paying the rent, then they have to leave.

You are not running a charity.

If your Tenant is causing property damage, then they have to leave.

You do not need to pay for their damage.

If your Tenant is violating the Lease Agreement, then they have to leave.

You do not need to put up with their abuse.

Since 1998 we’ve helped hundreds of Landlords get rid of bad Tenants throughout the State of Florida. If you're already in a dispute, we can take over the case to get the result you want. We fight for justice for our Landlord clients.

WE FIGHT FOR YOU.
BEFORE THAT WE CAN SERVE ALL EVICTION / TENANT RELATED NOTICES.

We will do all the steps necessary in order to have a successful eviction or avoid one altogether. In all Florida evictions the Law requires a Landlord to serve a Notice on their tenant, We handle the drafting and actual service of these required notices so that you don't need to. Our Notice Process is simple. We consult with you to determine the correct notice you need. Then we draft the Notice and have it served on your Tenant using our extensive network of process servers throughout Florida. We do this to ensure your Notice is served timely and correctly. Three Day Notices, Notices of Violation of Lease, and Termination of Tenancy Notices are all the same price: $165.00 including all expenses. You will receive an emailed copy of your Notice that has been served as well as an affidavit and picture if the Notice is posted on the premises. Lastly, we will credit you $95.00 towards the Flat Attorney Fee if you need to file an eviction and you use our services. If the Notice results in the Tenant paying, cooperating, or vacating then great, you won't need to file an eviction and you solved the problem quickly and cost effectively.

WE MAKE SURE THAT YOUR LEGALLY REQUIRED NOTICES ARE CORRECT AND SERVED ACCORDING TO LAW

Because we have handled HUNDREDS OF EVICTIONS we know when our client has served a legally deficient notice "on their own". We understand you may want to save money, but a legally sufficient notice is critical in an Eviction. We serve Notices throughout the state using licensed process servers. These notices are for nonpayment of rent, violations of lease, terminations of tenancy and notices to vacate. We reverse the Notice Fee Charge or issue a credit for clients who need to file for eviction and use our services.

WE IDENTIFY DEFICIENCIES BEFORE THEY RESULT IN A LOST EVICTION CASE

We understand that Legal Aid organizations and Tenant Lawyers are trying to help people. Though oftentimes their compassion is misplaced. If a Tenant Attorney or a Legal Aid Organization sees an eviction mistake they will take advantage of it to save the Tenant from being evicted.

When a Landlord is not getting their rental income, it is a problem. When Tenants are abusing the Landlord or their property, it is a problem. When a Tenant will not leave when their Lease has expired it is a problem. It is just not the Tenant Attorney's or the Legal Aid Organization's problem.

WE PROVIDE YOU WITH PERSONALIZED ATTENTION AND SERVICE

The Eviction Process is complicated, but we make it simple for you. We handle the paperwork and all court appearances included in the Flat Legal Fee. The services of a licensed Florida Eviction Attorney can help keep you from being surprised by legal issues down the road and limit your exposure to a variety of different legal risks or eliminate them altogether. We know you have questions, and we are always happy to explain and educate.
